VINCENNES – The first apartment building of five for the $35 million Bierhaus Flats apartment complex “is under roof and into the framing process,” according to Phil Reinbrecht, president of Simplified Developments. “Construction is moving along and we’re excited,” he said, noting that the first 24 units of 240 are expected to open for move-ins by June. The first units to open will feature a mix of one, two, and three-bedroom apartment options.
“This new housing development represents a key element for driving future growth and opportunity in Knox County, including attracting new talent to our region,” said Chris Pfaff, CEO of Knox County Indiana Economic Development. “The mix of apartment options offers important flexibility to both young professionals establishing a career to families with children or other needs, and these new facilities will enhance our already strong quality of life and attraction capacity.”
The pre-leasing for new units is expected to begin during the month of February, Reinbrecht said. “Interest is high in the area, as we already have a list of people asking to be notified when the pre-leasing process will begin,” he said.
The construction of the new apartments is under “continuous development,” and the company expects to open an additional 24 new units “every four weeks or so through the summer and fall” as development continues, he explained. The project is expected to be completely finished in early 2027.
Located on Bierhaus Boulevard in Vincennes, the $35 million project will include five market rate apartment buildings offering 890-1,325 sq. ft. apartments in 1–3-bedroom configurations on the southeast side of Vincennes. The new apartments will be located near existing amenities, with easy access to the dual-lane U.S. 41 roadway.
Simplified Developments engaged a number of local firms in the construction of the facility, including Kerns Excavating LLC for site development and Niehaus Lumber for framing supplies, cabinets, and other products. Professional framers and other local construction labor are involved in the project.
The apartments were designed by Simplified Developments, LLC., a family-owned company located in Gibson County. Elite Construction Services, a Simplified Developments sister company, is providing construction services. The firms have designed and built multiple new housing units in Gibson, Vanderburgh, and Daviess counties.
Final details with the Redevelopment Commission were completed in the summer of 2025. Simplified Developments began working with Pfaff, Vincennes Mayor Joe Yochum, and other city officials in 2023 to plan the project. Approval of a $3.1 million award from the Indiana Finance Authority to support residential infrastructure for the project was received earlier in 2024.
“The project has benefited from strong leadership from Mayor Joe Yochum, Chris, and others in the community,” said Reinbrecht. “All are great to work with and we’re looking forward to opening the doors in a few months for the first apartments.”
The project received TIF-funded infrastructure support and a tax abatement by the Vincennes City Council.
